Fees list :
FULL MANAGEMENT
FULL MANAGEMENT: 12% of monthly rent (inclusive of VAT) INCLUDES:
• Full advertising; conduct viewings; prepare inventory; reference & credit check of applicants
• Agree tenancy terms and prepare tenancy documentation
• Collect and remit the monthly rent received
• Pursue non-payment of rent and provide advice on rent arrears actions
• Deduct commission and other works
• Advise all relevant utility providers of changes
• Undertake one annual inspection visit and notify landlord of the outcome
• Arrange routine repairs and instruct approved contractors
• Register landlord and tenant details and protect the security deposit with a Government-authorised Scheme and provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of start of tenancy
Early termination of full management service 10% of annual rent plus VAT (see Agreement for the provision of Residential Management)
LET ONLY
LET ONLY: 100% of first months' rent (plus VAT) INCLUDES:
- Subject to a minimum fee of £900 (inclusiveof VAT)
- Full advertising; conduct viewings; prepare inventory; reference & credit check of applicants
- Agree tenancy terms and prepare tenancy documentation
- Collect and remit initial months’ rent received and deduct any pre-tenancy invoices
- Provide tenant with method of payment to the Landlord
- This service does not include the registration of the occupier deposit, the landlord must providethe agent and occupier with evidence of their Government approved deposit scheme.
Withdrawal fee before letting £360.00 inclusive of VAT (full management or let only) (see Agreement for the provision of Residential Management)
ADDITIONAL LANDLORD FEES - which are included in our FULL MANAGEMENT fee (unless stated) but chargeable for LET ONLY landlords
